Floor stripping, sealing & waxing

When the finish on a VCT or vinyl floor has yellowed, scuffed through, or gone grey in the traffic lanes, topical maintenance stops helping. A full strip takes the old finish back to bare tile, then we seal and lay down fresh coats of commercial floor finish and let them cure properly.

It is disruptive work, so we schedule it overnight, over a weekend, or across a holiday closure — and we plan the sections so you can still open in the morning.

Which floor service does your facility need?

Not every tired floor needs a full strip. Often a scrub and recoat at the right moment saves you the cost and the downtime.

Strip, seal & wax

Complete removal of old finish, fresh sealer and multiple coats of commercial wax. The full reset for floors that are past recoating — typically every 1–3 years.

Sealing

Sealer applied to porous surfaces such as concrete, terrazzo and unfinished tile to block staining and give the finish something to bond to.

Scrub & refinish

Machine scrub of the top layers followed by two or more fresh coats. Restores most of the look of a full strip at a fraction of the downtime.

Scrub & buff

Deep clean of the existing finish plus buffing to lift scuffs and even out the sheen. A good mid-cycle maintenance step.

Spray buffing

Restorer applied while buffing to fill micro-scratches and bring back gloss between larger services. Fast and low-disruption.

High-speed burnishing

High-RPM burnishing for a hard, wet-look shine on floors with enough finish to support it. Common in retail and lobbies.

Machine & hand mopping

Routine hard-floor maintenance with the correct dilution — the thing that actually determines how long a finish lasts.

Floors on a program, not a panic

The cheapest floor care is the kind that is planned. We will set a maintenance calendar for your building — daily dust-mopping and damp-mopping under your janitorial contract, quarterly or semi-annual scrub and recoat, and a full strip only when the floor genuinely needs it.

Facilities that follow a program spend less over five years and never have a floor that embarrasses them when a client, inspector or prospective tenant walks in.

How often should commercial floors be stripped and waxed?

For most Tampa Bay offices and retail spaces, a full strip and wax every one to three years, with a scrub and recoat every six to twelve months in between. Traffic volume, entry matting and how well the floor is dust-mopped daily make far more difference than the calendar — a well-maintained floor can stretch the interval considerably.

Will you have to close our business?

Usually not. We schedule floor work overnight, over a weekend, or during a holiday closure, and we section large areas so part of the floor stays walkable. You will get a clear timeline with safe re-entry times before we start.

What is the difference between buffing and burnishing?

Buffing runs at lower speed and mainly cleans and evens out the existing finish, lifting scuffs. Burnishing runs at high RPM and produces a much harder, glossier “wet look” shine, but it needs enough finish on the floor to work with. We will tell you which one your floor can actually take.
